Preparing Your Home for Sale

Making your home attractive to buyers is just one important factor in getting your house sold but it takes a skilled professional to help you get the highest price for the sale of your home. I will complete a comparative marketing analysis (CMA) to help you determine what your home is worth so you are able to decide on a fair and reasonable asking price. Together we will create a carefully designed marketing plan that fits your schedule and needs, that targets your key buyers, and that creates "buzz" about your property.

I will help give you tips and show you how much of a difference staging your home properly will make in the sale of your home. I will help you make your home more attractive to potential buyers by giving you tips on how to boost the curb appeal of your home, and also by providing you with a home warranty plan (see below) that home buyers love to know they’re getting as an added bonus to the home purchase.

Marketing Your Home

Once your home is listed, I immediately set into motion our comprehensive marketing plan. My goal is to maximize your home’s exposure to as many agents and qualified buyers as possible to ensure the quickest sale and the highest price possible.

I quickly enter your home information and multiple photos on the local Multiple Listing Service (with your permission) and make sure that it is also listed on public sites such as realtor.com, greathomes.org, californiamoves.com, and coldwellbanker.com.

I enter your home on my personal website, using digital photography, virtual tours, and internet optimization techniques to maximize exposure to your home.

I notify my personal sphere of influence and usually do an office preview, asking for feedback.

I host Brokers’ tours and Open Houses for the public

I quickly and effectively market your home through traditional methods such as signs, lockbox, fliers, newspapers, postcards, magazines, and specialized mailings as appropriate

Luxury Homes

For luxury properties I will help your property become a "Previews" Property which makes your home available to local, national, and international markets. By targeting potential high-end buyers through exposure in publications such as The Wall Street Journal and Unique Homes Magazine and through Coldwell Banker’s Previews and Previews International Homes & Estates publications, your home will be exposed to up to 50,000 Northern California potential buyers and over 100,000 national and international ultra-affluent prospective buyers.

Helping you Move

As an additional benefit to being a Coldwell Banker agent, I can help get you free boxes to help you move, one month’s free storage, and free moving estimates. Home Warranties

Throughout the home sale process, I take great care to make sure that you are up-to-date on everything that is going on and that your needs and concerns are attended to. Whenever you sell a home with me, I make sure that you receive a Home Protection Plan. Having a home protection or warranty plan is a great additional selling feature and will make your home more attractive to potential buyers. This warranty plan covers the seller for up to 180 days for most major appliances and other items too so you can have peace-of-mind while you attend to more important things at this time. The warranty plan also covers the new buyer for one year from the date the home changes ownership, so in the unlikely event that there is an electrical or appliance problem shortly after the sale, the new buyer is less likely to want to contact you. This is just one of the many ways I say "Thank You!" to my clients and do all that I can to ensure a smooth sale.
